2025-2026 Fiscal Year Annual Budget & Assessments
Pine Mountain POA has greatly simplified and reduced the annual assessment for the 2025-2026 fiscal year which begins July 1, 2025. Properties with a home will be assessed a flat $1,000 per year. Vacant lots will be assessed a flat $250 per year:
- Home: $1,000/year
- Vacant Lot: $250/year
Water and sewer will be billed monthly at a $35 base rate plus consumption. The current consumption rate follows Burke County's rate of $6.50/1,000 gallons. Until a metering system is established, consumption will be averaged across all users (currently 6,500 gallons per unit per month):
- $77.25/mo (water)
- $77.25/mo (sewer)

Pine Mountain is a registered Firewise Community. Each owner/resident is asked to help keep our community safer in the event of a wildfire. Keeping trees, brush, leaves away from homes & buildings helps make us all safer. A Firewise Information Packet is available along with a time sheet to record the work you do so the community can apply for grant money available.
