PINE MOUNTAIN PROPERTY OWNERS ASSOCIATION, INC CC&RS COMPLETE

Assessment amounts vary by services provided and are set by the PMPOA Board of Directors. Prospective home buyer's real estate agent can obtain this information directly by emailing the POA office or asking the property seller 

Assessments are used to cover costs associated the community's day to day operational expenses including but not limited to:

• Operating/maintaining Pine Mountain POA's privately owned water system which provides fresh drinking water to residents. 
• Operating/maintaining Pine Mountain POA's waste water treatment plant for the townhouses, office, maintenance building and front gate house. (Other residents have septic systems.)
• Maintaining miles of private roads within the community. 
• Providing trash dumpsters for resident's household trash pick up. 
• Caring for and maintaining the 78 acre private park, picnic pavilion and  picnic benches at the overlook.
• All operational expenses including payroll.

Yes, all new home owners must pay the Transfer Fee of $500.00. It does not apply to lot purchases.

All new construction must apply through the PMPOA Environmental Control Committee for approval. ECC Application Link

Yes, Pine Mountain is managed by IPM. If you need any information regarding CC&R's, by-laws or gate codes to enter the property you may reach out to them directly by phone or email and provide your credentials to gain access.
